Sydney's Growth Centres

 

Sydney’s North West and South West Growth Centres have been defined as areas which will accommodate 181,000 new homes and land for employment for around half a million new residents over the next 25 to 30 years. 34 Precincts will be released over time for development, in response to population growth and market demand as set out in the North West Structure Plan and South West Structure Plan.

 

 

North West Growth Centre

 

The North West Growth Centre is within the boundaries of three local government areas: The Hills, Blacktown and Hawkesbury. It comprises 16 Precincts over approximately 10,000 hectares and will contain about 70,000 new homes. Precincts currently released for development are: North Kellyville, Alex Avenue, Riverstone, Riverstone West, Colebee and Area 20.

 

 

South West Growth Centre

 

The South West Growth Centre is within the boundaries of three local government areas: Liverpool, Camden and Campbelltown. It comprises 18 Precincts over approximately 17,000 hectares and will contain about 110,000 new homes. Precincts released for development are: Edmondson Park, Oran Park and Turner Road.

 

 

Growth Centres' Planning

 

Sydney is expected to grow by an additional 1.1 million people by 2031. This will require an additional 640,000 new homes and 500,000 new jobs. To accommodate Sydney’s future growth and change, 60 to 70 per cent of new homes will be in Sydney’s existing suburbs. The remaining 30 to 40 per cent of homes will be in new land release areas.

 

Containing the majority of land release to the North West and South West Growth Centres will ensure Sydney’s growth occurs in a sustainable way, with new infrastructure planned, funded and linked to the release of land. Land is being progressively released by the NSW Government under an orderly process of Precinct Planning. This involves an initial release, detailed precinct planning and finally rezoning.

 

The Growth Centres are being planned to the high standards, providing:

 

·         A diversity of housing ranging from traditional houses on larger blocks to higher density apartments;

·         Fair and easy access to public transport, jobs, shops, services and open spaces;

·         Protected bushland and waterways which aim to enhance biodiversity values and provide green, leafy suburbs; and a diversity of employment options and direct public transport links to major employment areas outside the Growth Centres
